OPEN POSITIONS

REO Asset Manager

Prodigy Properties is currently seeking an Asset Manager responsible for overseeing a portfolio of distressed real estate. This position will be accountable for the direct oversight of the takeover, management, and disposition process of a variety of real estate asset classes including commercial, retail, multifamily and residential.

Responsibilities

  • Oversee, maintain, and inspect all designated buildings and properties
  • Responsible for managing an effective takeover process of real estate properties which could include property preservation, winterization, and property assessments
  • Provide oversight of the property management function to ensure proper cost controls, capital improvement plans, lease administration, and reporting.
  • Create operating budgets and capital improvement budgets
  • Oversee and prepare CAM reconciliations
  • Establish and maintain relationships with key tenants
  • Monitor key lease dates and review financial reports on a regularly basis
  • Evaluate collateral, review appraisals, and determine opinion of values for a range of real estate asset types
  • Develop strategies and effectively present recommendations in a clear, effective manner
  • Execute value-add tactics such as lease-up, renovation strategies, and reposition strategies
  • Prepare annual budgets and report on financial performance regularly
  • Prepare financial models for commercial income producing properties
  • Oversee the disposition of real estate which includes developing sale strategies,  creation of marketing materials, and overseeing or direct negotiation
  • Effectively interact with clients and attorneys
  • Develop operating processes for staff
  • Manage on-site staff, property manager, vendor, and contractor relationships
  • Communicate business improvement opportunities and make recommendations to management

Qualifications

  • Highly proficient in Microsoft Office
  • Must be able to understand, analyze, and process data efficiently
  • Strong interpersonal skills
  • Proven ability to comply with operational policies and procedures, codes, and regulations
  • Exceptional organizational, problem-solving, and interpersonal skills
  • Strong relationship management, negotiation, conflict resolution and problem-solving skills
  • Understanding of real estate capital markets
  • Prior experience in the REO industry or real estate development or legal field
  • Experience with Rent Manager, Yardi, and/or Entrata preferred
  • Real estate license(s), preferred

Requirements

  • 5+ years of directly related experience in real estate management, leasing, or sales
  • Bachelor’s degree in Real Estate, Finance, Business Management or a related field (or equivalent experience) preferred
  • Required to drive personal vehicle on company business
  • Required to physically tour and evaluate vacant and/or occupied properties
  • Occasional same day travel may be required

Auction Sales Coordinator

Prodigy Properties is currently seeking an Auction Sales Coordinator.  This position will be responsible for the management, marketing, and advertising of court appointed sales. The Auction Sales Coordinator’s core role is to ensure that all auction listings are marketed and sold free of errors and omissions.

Responsibilities

  • Effectively follow auction procedures pursuant to local rules and requirements.
  • Create auction sales utilizing our proprietary technology platform.
  • Gather data of record from various government platforms.
  • Publish legal advertisements and review publication to ensure accuracy.
  • Manage a team of photographer contractors to ensure timely and cost-efficient auction pictures.
  • Handle significant marketing call volume from prospective buyers and assist prospective buyers will registering for sales.
  • Perform various tasks as required to meet company goals in a timely manner.

 

Qualifications

  • Highly proficient in Microsoft Office.
  • Proven ability to comply with operational policies and procedures, codes, and regulations.
  • Exceptional organizational, problem-solving, and interpersonal skills.
  • Experience in real estate, management, leasing, multi-family/single family, sales, is preferred.
  • Bachelor’s degree in Real Estate, Finance, Business Management or a related field (or equivalent experience) is preferred.

Maintenance Technician

Prodigy Properties is in search of an organized Maintenance Technician to undertake the responsibility of preserving the good condition and functionality of three communities through Anderson and Mt. Washington. The qualified candidate will perform maintenance tasks of great variety such as appliance repair, HVAC repairs, replacing outlet/switches, troubleshooting, plumbing repairs etc. A Maintenance Technician is a great problem solver with a practical mind and attention to detail. The ideal candidate is one who takes pride in their work, interested in career development, and enjoys working as part of a team!

 

Responsibilities

  • Survey routine property inspections and preventative maintenance
  • Troubleshoot and repair a wide variety of maintenance issues
  • Perform maintenance of electrical systems (replace light fixtures, outlets, switches, minor repair of circuit breaker panels etc.)
  • Repair and maintain household appliances. (Stove, dishwasher, refrigerator, disposal etc.)
  • Repair and maintain heating and cooling systems to ensure functionality. (Boiler/Central)
  • Maintain swimming pool
  • Perform manual repairs when necessary (fix locks, replace windows etc.)
  • Conduct general upkeep procedures (landscaping, trash pick up) and other tasks
  • Other duties as assigned by management

 

Skills

  • Knowledge of general maintenance processes and methods
  • Working knowledge of hand tools and power tools
  • Manual dexterity and problem-solving skills
  • Good physical condition and strength with a willingness to work overtime when needed
  • Basic understanding of electrical, HVAC, plumbing and other systems
  • High school diploma or equivalent
  • Certificate in HVAC, building maintenance technology or relevant field will be a plus
  • Certified Apartment Maintenance Technician (CAMT) is a plus
  • EPA Certification is a plus
  • Experience as maintenance technician (preferred)
